The duplex market has been evolving over the past few years.  Duplexes are not as much of an investment vehicle as in the past.  Most of our recent duplex sales have gone to owner occupants.  The buyer ends up living in one unit and renting out the other.  It is common for owner occupant duplex buyers to keep the property as an investment after they move out.  Due to higher interest rates, many buyers are looking for a way to lower their housing costs, and one way to do this is by getting passive income from the adjacent unit.

December 2023 Market Update

2023 was a tough year for real estate in Portland OR.  Even though median prices are virtually unchanged when you compare November 2022 with November 2023 (525,900 to 527,600) the big story is that closed sales are down 17% (1,334 to 1,621).  People are effectively locked into their current properties.  Who would want sell a property with a 3 or 4% interest rate to buy a property with a 7 or 8% interest rate.  The answer nobody.  Inventory is starting to rise.  It is currenly 3.5 Months, and this time last year it was 2.6 Months.  This is causing properties to stay on the market longer, 55 days vs. 44 days last year.  Generally speaking increased inventory (supply) leads to lower prices.  However most sellers are not motivated to decrease prices. 

In the next few months, we may see lower prices due to higher inventory and a seasonal slow down.  There is some positive news on the interest rate issue.  As per bankrate.com the average 30 fixed mortgage is at 7.45%, and this is down over half a point from late October.  Also, the Fed may give us somre relief on interst rates in March of 2024.
