August 2022 Updates

We are in a rapidly changing market.  

The number of new listings is down a bit, but the number of pending sales and closed sales has dropped dramatically.  This is causing our market to have more inventory.  This is good news for buyers, no so good for sellers.  Higher inventory mean more supply, and this give buyers more options. Based on my experience of the past few months, bidding wars and above asking price offers are not as common.  It still feels like a seller's market, but the pendulum is beginning to swing towards a buyer's market.


New listings decreased 11.8% compared to July of last year.

Pending sales decreased 27.1% compared to July of last year.

Closed sales decreased 31.1% compared to July of last year.

Inventory increased to 2.0 Months compared to .9 Months this time last year.

Average sale price in Portland Metro increased about 7.2% over the past year.  Average sale price in July of 2022 was $635,700 and in July of 2021 it was $593,100
