The duplex market has been evolving over the past few years.  Duplexes are not as much of an investment vehicle as in the past.  Most of our recent duplex sales have gone to owner occupants.  The buyer ends up living in one unit and renting out the other.  It is common for owner occupant duplex buyers to keep the property as an investment after they move out.  Due to higher interest rates, many buyers are looking for a way to lower their housing costs, and one way to do this is by getting passive income from the adjacent unit.  

The difference between the price of an occupied duplex and a vacant duplex is striking.  We have been selling vacant and semi-vacant duplexes at exceptional prices, but occupied duplexes, even in the nicest neighborhoods are not selling.  My own personal experience has shown that duplexes with a vacant unit are selling for 5 to 10% more than the fully occupied duplex. 

If you are a landlord, it definitely makes sense to put your duplex on the market when you have a turnover of an apartement. Market Analysis

Market Update 06/28/2026

The real estate market in Portland is somewhat cyclical, and this year has followed this pattern.  The market wakes up from its winter hibernation by the first of March and there is robust activity in April, May and June.  By the time that July rolls around, the buyers who wanted to buy a house or duplex in the spring when fresh inventory is coming on the market every day have already found a property, or they have given up.  Buyers in the summer are more deliberate and picky.  They are looking at the homes and duplex that didn't sell during the high season, and they are looking for a bargain.

The spring bounce in 2026 was pretty weak because of an uptick in interest rates and inflation, but here are some details from May of 2026.

Pending Sales Pending sales (2,439) increased 6.1% from the 2,299 offers accepted in May 2025, and increased 3.5% from the 2,356 offers accepted in April 2026.

Average and Median Sale Prices Comparing 2026 to 2025 through May, the average sale price has decreased 0.3% from $610,500 to $608,800. In the same comparison, the median sale price has decreased 1.6% from $549,000 to $540,000.

Regarding duplexes specifically, there has been a shift in the typical duplex buyer.  More and more duplex buyers are owner occupants.  When a duplex has a vacant unit, it is much more likely to be purchased by an owner occupant because they can take immediate occupancy without having to remove a tenant.  Even though duplexes generally produce higher revenues for investors, the interest rate environment vis-a-vis the purchase price make is difficult for a duplex to cash flow positive without a large downpayment.  This discourages investors.  However, owner occupants can purchase a duplex and have then tenant cover a sizeable amount of the buyer's mortage.  This kind of house hack is driving the duplex market in 2026.
