What is a 1031 Exchange?

In this class, we will walk through how the exchange process works from start to finish, what truly qualifies as like-kind property, and the key rules investors must follow to successfully defer taxes.
We will review the core requirements of a successful exchange, including identification timelines, reinvestment rules, and the role of the qualified intermediary. You will also learn what can unintentionally trigger a taxable event, helping you better guide your clients through the process.
We will begin with a review of the basic 1031 rules and then introduce advanced strategies, including the Reverse 1031 Exchange, which allows investors to acquire a replacement property before selling their current one when the right opportunity appears.

He is the Chief Executive Officer of Equity Advantage, Incorporated, a nationally recognized leader in 1031 Exchange facilitation. David co-founded Equity Advantage with his brother Tom in 1991 after a successful career in real estate investment. Since then, the firm has built an outstanding reputation for partnering with investors to develop strategic approaches to 1031 Exchanges that reduce tax risk and help clients grow and reposition their real estate portfolios.
David is a recognized 1031 Exchange expert and is regularly invited to share his knowledge with realtors, investors, attorneys, and property owners through seminars and educational classes across the country. David previously served as a board member of the Federation of Exchange Accommodators (FEA), where he played an instrumental role in expanding the organization throughout the Pacific Northwest and served as Chairman of the FEA Ethics Committee.
